IMMAC LAUNCHES DISTRIBUTION OF THE 6TH IRELAND FUND
The special AIF invests in care property with value appreciation and stable cash flow in the fast-growing Irish healthcare market.
The IMMAC group launches the sale of its sixth special AIF in Ireland. The closed-end special fund ‘IMMAC Irland Sozialimmobilien VI Renditefonds GmbH & Co. geschlossene Investmentkommanditgesellschaft’ invests in the established nursing home ‘The Bethany House Nursing Home’ in County Westmeath.
The prospectus investment volume amounts to EUR 18.8 million plus premium, of which EUR 12.3 million will be placed as limited liability capital. The forecast distribution is 5.0% p.a., rising to 6.0% p.a., with monthly payments. The offer is aimed at professional and semi-professional investors with a minimum investment of EUR 200,000 plus a 5% premium. The planned term is 15 years.
With ‘The Bethany House’ fund, IMMAC is continuing its successful Ireland series. Ireland is one of the fastest-growing economies in Europe, with a GDP per capita almost twice that of Germany. International corporations from the pharmaceutical, IT and financial sectors use the country as a European centre. EU membership, economic stability and the English language create ideal conditions for investors.
Ireland’s care sector is also showing strong growth. The country is still in an early phase of demographic change, comparable to Germany 15 years ago. The demand for modern care places is increasing significantly, while the supply is not keeping pace with this development.
With 90 care places and consistently high capacity utilisation, The Bethany House is one of the leading and most profitable facilities in the country. It is refinanced via the state ‘Fair Deal’ system, which guarantees stable income streams. An independent revaluation in April 2025 also confirmed an increase in value of around 13% compared to the purchase price – the fund therefore already has ample reserves at the start.
The facility is operated by Beechfield Care Group (BCG), a subsidiary of the IMMAC group with over 45 years of experience in care home management. BCG is one of the most renowned private care providers in Ireland and guarantees a stable, quality-assured operation.
